Project Planning

Close consultation with a client to understand their real expectations and requirements is the critical first step. Signature Property experiences first class relationships with their clients. The clear formation of a documented project brief and strategy guarantees that all objectives can be later achieved.

Design and Engineering Management

The use of professional consultants is often necessary. Signature Property will undertake the search and engagement of these qualified professionals. The Management of their time investment and quality of their output is always closely monitored and audited. Our value management input will ensure efficient and cost effective design.

Consent Management

Signature Property manages the Resource and/or Building Consent process on behalf of the client. Including the achievement of a compliance certificate or 224c.

Tender Management

Signature Property will undertake a contractor search and qualifying process suitable for the relevant project. A professional tender process is entered into and clear recommendations and justification is provided to the client based on the objectives set out in the planning process. Contractors are engaged and formal contracts are put in place.

Cost Control and Programming

Signature Property manages the project budget, certifies all payments and reconciles payments for absolute quality financial Management.
An agreed and clear construction timeline is formed and approved by all parties. During site supervision checks are made to ensure this is being achieved.

Client Reporting

Signature Property prides itself on close and easy client communication. We document the process and all decisions throughout to ensure clarity and accountability.

Construction Supervision

Overseeing of the site construction process and quality. Management of the contractors, sub-contractors, consultants and other stakeholders to ensure a cohesive team effort with all parties focused on achieving the outcomes agreed with the client. Identifying and quantifying any variations in strict consultation with the client.

School 10YPP and 5YA Management

A specialist service offered by Signature Property to School Boards of Trustees and one which we have a lot of experience in. We will undertake the condition assessment of the existing school buildings, prepare the 10YPP template for the Ministry and gain approval for the 5YA capital expenditure programme in consultation with the Board. Signature Property will initiate the capital projects as required and apply the same thorough and professional Project Management process and principals as we do for our private commercial clients.
